Real estate photography that sells villas faster

Buyers and renters decide in seconds whether a property is worth a visit, and they decide from the pictures. Here is how we photograph homes in Marrakech so the first look leads to the second.

A listing with dark, crooked phone photos looks like a problem to solve. The same property with bright, straight, honest photographs looks like a home. In a market as international as Marrakech, where many buyers and holiday renters choose from abroad, the pictures often do the first visit for you.

We photograph villas, riads and apartments for agencies, developers and owners. This is how we plan a property shoot.

Lead with the dusk shot

One picture leads the listing and gets the click: usually the façade and the pool at dusk, or the garden with the Atlas behind. It is worth waiting for the right light, because this image will be seen more than all the others together.

Photo tipBlue hour, about twenty minutes after sunset, with every light in the house on and the pool lit. Warm windows against a deep blue sky sell the evening before the buyer has even arrived.

A shot list, room by room

Living room, kitchen and dining from the corner that shows the most space. Every bedroom, and every bathroom. The terraces, the garden, the pool, the view from the roof. Then the details that justify the price: zellige, tadelakt, carved doors, a fireplace, a hammam.

Order the gallery like a visit: arrival, living spaces, kitchen, bedrooms, outdoor spaces, view. Buyers scroll in that order in their heads.

Photo tipShoot at chest height with the camera perfectly level. Straight vertical lines make a room feel calm, bigger and more expensive.

Prepare the property

Clear every surface: no paperwork, chargers, toiletries, bins or fridge magnets. Make the beds tight, open all the curtains, switch on every lamp with matching warm bulbs, and turn the televisions off. Clean the windows and the pool, cut the lawn and sweep the terraces. Add one fresh touch per room at most: flowers, a bowl of lemons, folded towels.

If the property is rented or lived in, a short visit the day before saves an hour on the day.

Photo tipHide cars, hoses and pool covers, and plan the shoot when the garden is in sun, not in the shadow of the wall.

Show the location

In Marrakech the setting is part of the price: the Atlas view, the palm trees, the golf course next door, the walk to the Medina. Photograph the view from the terrace and the roof, and use aerial pictures to show the plot, the garden and what surrounds it.

Drone photography shows in one image what words can’t: the size of the land, the privacy, the distance to the mountains.

Photo tipFly in the morning when the Atlas is clearest, and keep the house in the lower third so the landscape does the selling.

Add a video tour

A one-minute walkthrough lets buyers feel the flow of the house: the entrance, the courtyard opening up, the light in the living room, the pool, the view. Cut a vertical version for Instagram and WhatsApp, where many Marrakech properties are now shared first.

Photo tipSlow, smooth movements through doorways are more convincing than fast cuts. Let each space breathe for a few seconds.

Details that justify the price

Moroccan homes are full of craft: carved cedar, brass lanterns, hand-cut tiles, tadelakt walls that glow in low light. A few close-ups of these finishes tell buyers the property is built with care, and help it stand out among similar listings.

Photo tipShoot details with side light from a window so the texture shows.

Delivery for every listing

Ask for high-resolution files for print brochures, web-ready versions sized for property portals and your website, and vertical crops for social media. Agree on usage in advance if the developer, the agency and the owner all want to use the pictures.

Keep the same photographer for a whole development or an agency’s portfolio. A consistent look makes every listing look like part of a premium collection.

Photo tipName files by room so the listing can be built in minutes.

Questions about real estate photography

How long does a real estate photoshoot take?

An apartment takes one to two hours; a villa or riad half a day, plus the dusk exterior if you want the hero shot at blue hour.

When is the best time to photograph a villa in Marrakech?

Interiors in the morning or early afternoon, with natural light, and the exterior and pool at dusk. Spring and autumn give the greenest gardens.

Do you offer drone photos for properties?

Yes. Aerial pictures show the plot, the garden and the surroundings. See our drone page.

Can you shoot photos and a video tour in one visit?

Yes. Photos, a walkthrough film and vertical clips for social media can be shot on the same day.

Do you work with agencies and developers?

Yes, for single listings and for whole developments, with a consistent style across every property.
